As part of today’s unique offering of Woodacres Estate, a team of land use consultants, historians and architects collaborated on a development site plan to provide the future owner with preliminary vision for creating a modern-day estate compound.
Award-winning architecture firm Rockefeller Kempel conceptualized three historically sensitive design solutions for Woodacres Estate. The firm’s main objective was to design a site plan for building a new modern-day residence that:
-
respected the original Parkinson home’s architecture
-
would likely be accepted by Santa Monica City Planning and the Secretary of the Interior's Standards for the Rehabilitation of Historic Buildings
The following are concepts only and seller, agent, architect, etc can not guarantee what can or cannot be built on the site. Buyer to conduct their own due diligence.

COURTYARD CONCEPT—OPTION 2

This plan is oriented around a series of courtyard moments, beginning with a front courtyard that honors the existing front entry sequence and circular driveway. The new Italian Renaissance residence cradles the original Parkinson home along its southeastern edge as a glass-enclosed promenade provides a visual and physical connection between the two houses. Varied heights transition naturally from one-story to two-story, providing further visual continuity with the existing home’s architecture and giving the home an unimposing presence from the drive. Indoor/outdoor living is prioritized with rooms leading out to stone terraces and courtyards filled with art, fountains, gardens and outdoor living and dining areas. Respecting the property’s existing natural topography, the current pool would be relocated to the sunken garden, creating a private resort-like oasis for all to enjoy.

PALATIAL VILLA CONCEPT

This concept pays homage to the great Italian villas of the past with a grand two-story rectangular box form also positioned southeast of the existing Parkinson home. A centrally located entrance and porte-cochère extends off the new residence, creating a more prominent frontal presence from the historic circular drive. Clear separation is established between old and new, enhancing privacy and a compound-like setting ideal for accommodating large parties and guests. True to the villa tradition, a series of gardens promenades and courtyards provide multiple spaces for outdoor entertaining and moments of leisure while the sunken garden pool pavilion awaits down below.

GREEN SPACE CONCEPT

Inspired by the landscaping and design of the great villa gardens, this concept prioritizes serenity and open space by reimagining the historic front drive as one large landscaped front yard space. A new driveway with a rear motor court and a 4-car garage will be relocated to the southeastern corner of the property, creating an entirely new arrival for the owner. The new entrance will be oriented along the property’s view axis, capturing vistas that sweep all the way from the elegant greenery in the front yard to the inspiring rear yard and its lush surroundings. A smaller footprint for the new residence has also been conceptualized to complement the original home’s presence. The existing pool’s location, along with the sunken garden would be respected, lending to the magnificent terraced garden setting that envelopes Woodacres Estate.
